GH Phipps utilized BIM technology on this project to facilitate design communication during preconstruction and coordinate the installation of all building systems. By using a model the preconstruction team was able to visualize various design alternatives and provide cost and constructability feedback earlier than with traditional methods.

The 3-D coordination process focuses on all “above ceiling” trades including mechanical, electrical, fire protection, HVAC and plumbing. The key element in the success of this process is providing a 3 D model prior to fabrication to avoid collision and costly time delays and refabrication.

Autodesk NavisWorks was used to clash detect the building structure, lab equipment, MEPF systems, and architectural finishes and resolve conflicts prior to installation.  This allowed a much higher level of offsite fabrication and component prefabrication creating a cleaner and safer jobsite with a faster jobsite installation schedule.
